Mr. Elliot Margolies is a repeat customer of Reliable, so we decided we’d showcase both of his remodeling projects, starting with his basement and exterior renovations!
For this Trussville, AL basement renovations project, we conducted framing alterations for the crawl space, installed new water lines, replaced HVAC ducts, and built out a brand new front porch!



II. Project Timeline
The Margolies project ran from early September to late October of 2025. Constant communication and oversight through our project software, Buildertrend, allows all of our clients to be completely aware of all aspects of design and construction from start to finish!
This schedule outlines a carefully phased crawl space structural repair project that began with an engineering site visit to evaluate conditions and establish a repair plan, followed by coordinated trade meetings and installation of new crawl space water lines.

Structural work then progressed through footing excavation, concrete footing installation, and required municipal inspections to ensure code compliance before moving into framing alterations that reinforced the home’s structural support. Mechanical improvements included HVAC duct replacement and system adjustments completed alongside material deliveries to maintain workflow efficiency. After major structural and mechanical work was finalized, the project transitioned into inspections, site reviews, and punch list completion to verify quality and address remaining details. The final stages included exterior improvements such as front stoop and rear deck repairs, debris removal, and project cleanup, concluding with a siding and window selection meeting that prepared the homeowner for future exterior upgrades, illustrating a complete construction process from evaluation and stabilization through finishing and forward planning.

III. Design-Build-Remodel
The project officially started with an engineering site visit in mid-July 2025. This early phase is one of the most important parts of any structural repair project because it establishes the scope of work and ensures that all repairs are designed correctly from a structural standpoint. Bringing in an engineer first also allows the construction team to confirm existing conditions, identify structural deficiencies, and create a repair strategy that meets building codes and long-term performance expectations. After the planning phase, the schedule moved into preparation for structural work inside the crawl space. In early September, multiple trades coordinated site visits at the same time, including masonry and HVAC professionals. Addressing potential conflicts early helps prevent delays later in construction. During this stage, new water lines were also installed, ensuring that plumbing systems were updated while the crawl space was open and accessible.
With coordination complete, structural repairs began with footing excavation and foundation preparation. Excavating for new footings allows the contractor to create stable load-bearing support beneath the home. Shortly afterward, the footings were poured and inspected by the municipality, confirming that the work met required standards before construction could continue. Required inspections like this protect homeowners by ensuring that critical structural elements are installed correctly and safely before they are covered or concealed.






Once the foundation supports were in place, attention shifted to mechanical upgrades and framing improvements. HVAC flex duct replacement occurred over several days to improve airflow efficiency and correct any damaged or aging components. Around the same time, lumber deliveries arrived, allowing framing alterations within the crawl space to begin. These framing modifications helped reinforce the structure and properly transfer loads to the newly installed footings. Coordinating material deliveries with active construction keeps projects moving efficiently while minimizing downtime.



Following the structural and mechanical work, the project entered the inspection and verification phase. A final inspection confirmed that the structural repairs met engineering and code requirements. The project then transitioned into exterior improvements and cleanup. A dumpster delivery marked the start of deck repairs, including work on the front stoop and rear deck. Completing exterior repairs after structural stabilization ensures that improvements are built on a sound foundation. Once the deck work was finished, the dumpster was removed, signaling the completion of major construction activities and restoration of the property.
The decking and handrails are composite materials from Trex, specifically Trex Transcend® 3.5-in Composite Decking Sample in Lava Rock for the decking, and Trex’s Horizontal Baluster Kit, painted black to match the decking! The supreme advantage this material has is that this is largely a maintenance free option for exterior decking, ensuring that Mr. Margolies will not have to deal with wood rot or any specialized treatment to keep the deck healthy!



Overall, this construction timeline demonstrates a well-sequenced remodeling process that prioritizes engineering review, trade coordination, inspections, and homeowner communication.
