Windows need an airtight seal to reduce air leaks that can help ensure indoor comfort and energy savings. Window seals are usually caulk that’s similar to the kind used on gutter joints, which can wear out over time. In this blog post, Reliable Design-Build-Remodel takes a look at the signs of failing window seals that you need to keep an eye out for if you’re considering a remodel window installation project.
Signs of Failing Window Seals to Look Out For:
Drafts
If you notice cold spots near the windows, it’s because gaps in the sealant are allowing air to pass through. Caulk loses its elasticity as it ages, which leads to cracks and gaps — fortunately, it can be removed and replaced. Weatherstripping can likewise be replaced if damaged.
Water Stains
While water stains are commonly associated with roofing problems, they can indicate problems with the window seals if they’re found on the walls right under the window sill. They’re especially noticeable on light-colored walls. To ensure an airtight seal, the windows may need to be removed and the surrounding areas inspected for damage or signs of rot before putting them back in and reapplying caulk.
Condensation or Fogging
Condensation on the window glass is actually not a problem. On the contrary, it’s an indicator of a tightly-sealed window — the moisture would have otherwise escaped through the leaks. However, if you have insulated windows with two or three-panel glass, take a closer look at where the condensation is forming.
Condensation within the glass panels indicates seal failure around the otherwise airtight glass assembly. If the glass is filled with an inert gas and it leaks, the glass panels would noticeably bow towards the center, and will have noticeable discoloration. If this happens, you will have to get new windows, or at least new sashes. Check your window limited warranties, as some window manufacturers offer factory coverage for insulating gas fill leakage.
